What does Substantial Completion mean?

Substantial Completion refers to the date when the main work under the contract agreement is completed. In construction management, this means the punch list is either completed or expected to be completed by this date, allowing the final walk-through to be scheduled.


Change orders are often issued to adjust the value of existing line items and the timeline, which may affect the Substantial Completion date by either extending or shortening it.


To track the Substantial Completion date in Projectmates, enter the original Substantial Completion date in the "Orig. Sub. Completion" field on the General tab of the contract. As changes to the timeline occur, create change orders and adjust the "Days Changed" field: use positive days to extend the completion date, or negative days to move it earlier.
